Why should I hire an architect when I renovate my house in Spain?

In addition to aesthetic reasons, when an architect signs off on a plan, the plan gets registered with the Colegio de Arquitectos, which guarantees the construction for 10 years. If there's a water leak or cracks form on the walls, it will be determined whether the error is a fault of construction or a fault of the architectural plan. The responsible party then has the obligation to correct the problem. Note that in Spain, the architect and the structural engineer are not two different degrees; the architect is an engineer also.

You may need an architect's plan to get a license for the renovation and the following license of occupation. You will also be able to include the improvements in your property deed, increasing the value of the property.
